Job description

Capital Management & Efficiency Analysis

• Participate in developing KPIs to assess the effective use of the Group’s fixed and working capital.
• Prepare reports on the status of capital utilization at subsidiary companies, joint ventures, and affiliated entities.
• Propose appropriate fixed asset depreciation methods and periods for management approval.
• Assist in developing policies for the management of cash and accounts receivable.

Investment Project Management & Appraisal

• Support leadership in the preparation and appraisal of investment projects, including determining total capital requirements, funding sources, investment returns, and (if required) estimating land use fees.
• Consolidate, analyze, and report on investment value on a quarterly and annual basis; monitor and compare actual costs against the total investment budget and propose effective cost control measures.
• Develop medium-term credit financing plans for projects in alignment with approved financial strategies.
• Compile legal, project, and financial documents for engagement with banks and credit institutions.

Financial Planning & Budget Management

• Develop periodic financial plans and cash flow forecasts for real estate and financial investment projects.
• Analyze project financial performance using financial models, evaluating key financial indicators and investment risks.
• Appraise and develop pricing structures for real estate products based on approved pricing policies.
• Calculate construction costs and investment rates; appraise construction budgets and execution plans.
• Develop and review Business Plans, Financial Plans, Budgets, Loan & Repayment Schedules, as well as payment and contract control plans.

Reporting & System Improvement

• Design and enhance management reporting templates; develop automated monthly reporting systems to improve management efficiency.
• Perform other tasks as assigned by the Board of Management or direct supervisor.

Candidate requirements

• Bachelor’s degree in Economics, Finance, Accounting, or a related field.
• A minimum of 2 years of experience in finance or investment for real estate projects, with a preference for candidates experienced in resort real estate or corporate finance.
• Proficient in building financial models, financial data analysis, and preparing investment performance evaluation reports.
• Experience in roles such as corporate finance, bank credit, project finance, or capital management, particularly within large-scale corporations, is highly desirable.
• Strong analytical, synthesis, and report presentation skills.
• Proficient in MS Office, especially Excel and other financial analysis tools.
• Meticulous, honest, agile, and proactive, with a high sense of responsibility and excellent teamwork skills.

• Saturday (8:00 AM – 12:00 PM)
